We recently talked with our seller on Broadway, and Charlie has some great advice for those considering a home renovation!
Charlie has owned this enchanting, open concept home since the beginning of 2006. He and his family lived in the home themselves for many years and also rented it for a few years before the renovation. They love the home’s layout and the inviting, shaded backyard that backs up to a private field.
They have loved not only the home, but they also adore the neighborhood. The neighborhood is special with neighbors who care and look out for each other! It’s peaceful and quiet with sidewalks. Charlie knew they had something great with this home in such a wonderful neighborhood; therefore, the investment of a home renovation to bring the home into the 21st century was completely worth it because who wouldn’t want to live in a full updated home in a family-friendly neighborhood?!
The full top-to-bottom renovation process was about 8 months, and our sellers are continually working on it to make sure it stays absolutely perfect for the future new homeowners.
Charlie hired some jobs out and did some jobs himself. He’s a licensed electrician so he was able to do all the electrical work himself! Some other jobs he did himself included replacing all of the hardware and fixtures, windows, and cleaning. He hired professionals to do several jobs too from the flooring to the painting and installing of cabinets & counters.
How did he pick out the perfect materials and finishes? Charlie has a colleague who is an interior designer and updated him on all of the classic home trends from neutral colors to hardwoods to granite counters and more. He did an incredible job picking out just the right materials!
Nothing was left untouched during the renovation…everything was updated!! New paint, new flooring (hardwood, carpet, tile), LED lighting, crown molding and detailed trim, new fixtures and hardware, new appliances, plumbing, zoned HVAC upstairs & down, landscaping, and more!!
They truly didn’t stop short of amazing with this renovation!
The result of the 8 month renovation was an immaculate home that is perfect for any growing family looking to live in Springfield and Southwest Missouri!

Charlie did a spectacular job with each of the materials and finishes that he picked out from the paint colors to the flooring to the granite counters and beyond. He didn’t skimp on anything but used quality materials! He used neutral colors that are classic and always in style.
Just a few of the paint colors used from Sherman Williams Super Paint include Intellectual Gray in Eggshell on the walls and Worldly Gray in Flat on the ceilings.
Brushed nickel was used for all of the new hardware, fixtures and appliances.
All of the materials and finishes work perfectly together to create a stunning, seamless design throughout the home!
Tips and Tricks
When we spoke with Charlie he gave us some excellent tips and tricks for a successful home renovation that include the plan, financing, and more!
“Get a Plan and Work the Plan”
The very first thing Charlie said when we asked about tips was how important it is to have a solid plan in place before starting the renovation. He said, “Get a plan and work the plan!” Do you know just how far you want to go in the renovation? Are you just going to paint the walls and replace the floors? Are you going to completely update everything throughout the entire home like our sellers? That is something that you absolutely must lay out at the very beginning!
It’s key to not only lay out the plan but to stick with the plan during the entire process! Work the plan that you set for yourself and the renovation.
Budget and Financing
Your financial plan is also extremely important. Having a budget is key! Know what you want to spend on materials, supplies, and labor. Also, be sure to build in extra for any unexpected issues that may arise (fingers crossed that nothing comes up!!).
Charlie says that he bought nearly everything “same as cash” for 12 to 18 months without interest. Most major home improvement stores like Home Depot and Lowe’s will offer financing options of “same as cash” that allows you to make payments without interest for usually a 12 to 18 month period. It’s a great option!
“Cleanliness is Godliness”
Keeping your home clean from the exterior to the interior is another tip we got from Charlie on making sure your renovation is successful. He is at the home every weekend making sure things are spotless because nothing can make something look cheap faster than things that are dirty and out of place. And it’s not just the interior that needs to be kept clean. The exterior from the material and roof to the landscaping and lawn need to be clean and spotless too. Make sure to keep your property weeded and power washed.
Why go through the process of renovating your home if you aren’t going to keep it up and keep it clean?!
